The majority of the money collected from POA dues is spent on maintaining the grounds and the dirt roads. All monies spent for the current year are reflected in the annual financial report which is distributed in January of the following year.
The POA dues for 2025 are $445 per lot and/or for every two lots previously combined. The due date for submitting annual POA dues is January 1st. Payment received on or after February 1st will be considered delinquent and will incur a late fee of 10% of the unpaid assessment amount plus 1.5% interest per month beginning March 1st.

The annual meeting is held on the fourth Saturday of October. Notification of the meeting date, time and location is sent to all members well in advance, as outlined in the Bylaws. This information can also be found on our website on the Events page.
No. Lots can be combined through Haywood County for tax purposes. However, the original annual Assessment Fees would still apply according to how the lots were platted by the Developer.
The Willows Property Owners Association maintains the roads within the development and participates in the maintenance of the access road to the development, Upward Way.
