Annual Meeting Highlights​
The venue for this year's meeting at Lake Junaluska provided a beautiful backdrop for a perfect autumn afternoon. We saw new faces at the meeting this year, along with some we have not seen in a while. Thank you to all who were able to attend and share your thoughts which contributed to a successful meeting.
You, the members, achieved two milestones this year! The Amended and Restated Declaration and the Amended Bylaws were overwhelmingly approved providing the Association with a solid foundation for years to come. Electronic Payments
For the first time, beginning in approximately mid November 2025, an online payment portal will be available to facilitate payments for the 2026 Annual Dues. The portal can be found on the home page of the website. Selecting the button, "Pay My Bill", located in the page header, will open the portal where you will be able to choose your desired method of payment: debit card, credit card or ACA directly from your banking account.

Annual Assessment and Impact Fees
Since 2011, the Annual Assessment (Dues) have remained the same at $445. Over those 15 years, the costs of road maintenance and grounds maintenance have only increased. At the August 13, 2025, Board meeting, the Directors unanimously approved raising the Annual Assessment by 10%* to $490 for a single lot and/or for every two lots previously combined.

The Board also unanimously approved raising the Impact Fee by 10%* to $1,714. The Impact Fee is due when a building permit is issued for the construction of a residential dwelling and utilized to cover a portion of road repair costs due to construction activity.

*The Annual Assessment and Impact fee changes were implemented in accordance with Section 3.4 and Section 3.8, respectively, of the Amended and Restated Declaration.
2026 Directors, Officers and Budget
Members also voted for two Director positions and ratified the 2026 Budget. Scott Davidson and Larry Gist were elected to serve the 3-year term beginning January 1, 2026, through December 31, 2028.

The 2026 Officers were announced: Shane Trantham, President; Dana Trantham, Vice-President and Co-Treasurer; Anne Steptoe, Co-Treasurer. The Secretary position remains open.

Departing Directors and Officers
On behalf of all POA members, our President, Shane Trantham, provided a heartfelt appreciation and thank you to Bob Goelz, Sue Gist, Erman DAlesandro and Roberta DAlesandro. These members have dedicated years of service and countless hours of work to The Willows.

Annual Dues Billing​
The holiday season is upon us with thoughts of family, friends, decorations, presents and delicious food. Amongst all the holiday rush, please remember that the 2026 dues must be paid by January 1, 2026.
The Annual Dues billings will go out the second week of November with the new Assessment Fee rates. The cover letter and statement include notices about the new online payment portal. An online payment option has been requested for several years now and we thank Dana Trantham for making this happen.
Long-time Members will notice a Contact Form is not included with the billings this year. Our website went live October 2025 and we encourage members to utilize the user-friendly Member Contact Form to update your phone numbers, addresses, emergency contact and other information.
Regarding emergency contacts, this is a recent addition and we encourage all members to think about including an emergency contact. We have experienced situations where there has been an emergency on a property and contact with the property owner was imperative, but the property owner was unavailable. This is for your protection and, as always, the information is confidential.​

20 MPH - Yes we have a speed limit​
You are late for an appointment and it may seem you are the only person on the road...THEN around the next corner is your neighbor making their way home after a long day at work. Whoa, that was close!

While wide enough, our roads are narrow and attention to the possibility of another vehicle should be of the utmost concern. Adherence to the 20 MPH speed limit will go a long way toward safe travels for all residents, visitors and the abundance of wildlife sharing our roads.

You Won't Know Until The Thaw ​
Freezing temperatures are already set to envelope our mountain community. A frozen, burst water pipe can cause immense damage to your home, even when the pipes are inside your home and are thought to be protected from the cold. When the temperatures drop to single digits or below, you won't even know if a pipe has been jeopardized until the ice buildup thaws.
If you are going to be away from your home for months, weeks or even a few days, turn off the water to your home and your well pump. The few minutes of your time to properly prepare for the winter weather can save you thousands of dollars and a complete home rehab project.
